Conveyance to Student Lodging, Inc., CERTAIN LAND <--28SITUATE IN MILLERSVILLE BOROUGH, LANCASTER COUNTY.29 (a) Authorization.--The Department of General Services, with30 the approval of the Governor, may, on behalf of the Commonwealth31 of Pennsylvania, grant and convey to Student Lodging, Inc., a32 Pennsylvania nonprofit corporation, certain land and buildings33 situate in Millersville Borough, Lancaster County, formerly34 known as the Witmer Infirmary, for $1, on terms and conditions35 to be established in an agreement of sale.36 (b) Property description.--The property to be conveyed under37 subsection (a) consists of approximately 0.31 acres and38 improvements thereon bounded and more particularly described as39 follows:40 ALL THAT CERTAIN tract or piece of land being composed of two41 contiguous lots or pieces of ground, being Lots Nos. 87 and 8842 on the Plan of Lots laid out by Jacob K. Shenk, situate in the20260HB2559PN3769 - 2 -1 Borough of Millersville, formerly Manor Township, County of2 Lancaster and Commonwealth of Pennsylvania, on the East side of3 George Street also known as North George Street, and having4 thereon erected a two (2) story brick dwelling house with two5 story brick attachment, with three (3) apartments and other6 improvements known as No. 28 North George Street, bounded and7 described as follows, to wit:8 CONTAINING in front on the East side of said North George9 Street, sixty (60) feet, and extending in depth of that width10 Eastward two hundred forty-five (245) feet, more or less, to a11 fourteen (14) feet wide alley.12 BOUNDED on the North by property now or late of A. H. Howard;13 on the East by said fourteen (14) feet wide alley; on the South14 by property now or of the Millersville State Normal School, and15 on the West by said North George Street.16 Being the same parcel of land conveyed by the General State17 Authority to the Commonwealth of Pennsylvania by deed dated June18 16, 1989, and recorded at the Office of the Recorder of Deeds of19 Lancaster County at Book 4186, Page 609 (Parcel 41).20 Also being the same parcel of land conveyed by Student21 Services, Inc., to the General State Authority by deed dated22 November 3, 1966 and recorded at the Office of the Recorder of23 Deeds of Lancaster County at Book E-56, Page 1032.24 Known as 28 North George Street, Tax Parcel Number25 4405190400000.26 (c) Lawful and enforceable easements.--The conveyance under27 subsection (a) shall be made under and subject to lawful and28 enforceable easements, servitudes and rights of others,29 including, but not limited to, streets, roadways and rights of30 any telephone, telegraph, water, electric, gas or pipeline20260HB2559PN3769 - 3 -1 companies, and under and subject to any lawful and enforceable2 estates or tenancies vested in third persons appearing of3 record, for any portion of the land or improvements erected4 thereon.5 (d) Prohibited use.--Any conveyance authorized under6 subsection (a) shall be made under and subject to the condition,7 which shall be contained in the deed of conveyance, that no8 portion of the property conveyed shall be used as a licensed9 facility, as defined in 4 Pa.C.S. § 1103 (relating to10 definitions), or any other similar type of facility authorized11 under State law. The condition shall be a covenant running with12 the land and shall be binding upon the grantee, its successors13 and assigns. If the grantee, its successors or assigns permits14 any portion of the property authorized to be conveyed under15 subsection (a) to be used in violation of this subsection, the16 title shall immediately revert to and revest in the grantor.17 (e) Covenants, conditions and restrictions.--The Secretary18 of General Services may include in the deed of conveyance any19 covenants, conditions or restrictions as determined to be in the20 best interests of the Commonwealth.21 (f) Easements.--The Department of General Services may, on22 behalf of the Commonwealth of Pennsylvania, grant any easements23 benefiting the property to be conveyed, or retain any easements24 from the property to be conveyed, as the Secretary of General25 Services shall determine to be necessary or appropriate.26 (g) Deed.--The conveyance under subsection (a) shall be made27 by a special warranty deed to be executed by the Secretary of28 General Services in the name of the Commonwealth of29 Pennsylvania.30 (h) Costs and fees.--Costs and fees incidental to the20260HB2559PN3769 - 4 -1 conveyance under subsection (a) shall be borne by the grantee.2 (i) Alternative disposition.--If the conveyance under3 subsection (a) is not executed within 24 months after the4 effective date of this subsection, the property may be disposed5 of by a competitive bidding process in accordance with section6 2405-A of the act of April 9, 1929 (P.L.177, No.175), known as7 The Administrative Code of 1929, except that no property8 disposition plan shall be required.9 (j) Proceeds.--The proceeds from the conveyance authorized10 under The Administrative Code of 1929 shall be deposited into11 the General Fund.12 Section 2. Conveyance in City of Philadelphia, Philadelphia13County.14 (a) Authorization.--The Department of General Services, with15 the approval of the Governor, is hereby authorized on behalf of16 the Commonwealth of Pennsylvania to grant and convey to the17 Philadelphia Housing Authority certain land and buildings18 situate in the City of Philadelphia, Philadelphia County, for19 $50,000.20 (b) Property description.--The property to be conveyed under21 subsection (a) consists of approximately 1.71 acres and22 improvements thereon, bounded and more particularly described as23 follows:24 ALL THOSE CERTAIN Lots or pieces of ground with the buildings25 and improvements thereon erected, situate in the Twenty-ninth26 Ward of the City of Philadelphia, and described as follows:27 One Thereof, Beginning at the point of intersection of the28 Southerly side of South College Avenue and the Northerly side of29 Poplar Street; thence extending Eastwardly along the said30 Southerly side of South College Avenue, Seven hundred seventeen20260HB2559PN3769 - 5 -1 feet ten and three-eighths inches more or less, to a point on2 the Westerly side of Twenty-second Street; thence extending3 Southwardly along said Westerly side of Twenty-second Street,4 Two hundred twenty-one feet five inches more or less, to a point5 on the Northerly side of Poplar Street; thence extending along6 said Northerly side of Poplar Street Westwardly Six hundred7 eighty-one feet seven inches more or less, to the Southerly side8 of South College Avenue, and place of beginning.9 Another Thereof, Beginning at a point of intersection of the10 Southerly side of South College Avenue and the Easterly side of11 Twenty-second Street; thence extending Eastwardly along the12 Southerly side of said South College Avenue Five hundred sixty-13 four feet four and five-eighths inches more or less, to a point14 on the Southerly side of Girard Avenue; thence extending15 Eastwardly along said Southerly side of Girard Avenue, One16 hundred sixty-nine feet four and seven-eighths inches more or17 less, to a point on the Westerly side of Corinthian Avenue;18 thence extending Southwardly along said Westerly side of19 Corinthian Avenue, Four hundred fourteen feet five-eighths of an20 inch more or less to a point on the Northerly side of Poplar21 Street; thence Westwardly along the Northerly side of Poplar22 Street, Seven hundred fifteen feet four and seven-eighths inches23 more or less, to a point on the Easterly side of Twenty-second24 Street; thence extending Northwardly along said Easterly side of25 Twenty-second Street, Two hundred forty feet ten and seven-26 eighths inches, more or less, to South College Avenue and place27 of beginning.28 BEING known as 2100 West Girard Avenue.29 Being inter alia the same premises which The Lankenau30 Hospital, a Corporation of the Commonwealth of Pennsylvania by20260HB2559PN3769 - 6 -1 Deed dated 7/9/1952 and recorded 7/11/1952 in Philadelphia2 County in Deed Book MLS 152 Page 372 conveyed unto The General3 State Authority, a Public Corporation and Governmental4 Instrumentality of the Commonwealth of Pennsylvania, its5 Successors and Assigns, in fee.6 KNOWN AS the former Philadelphia Nursing Home, 2100 W. Girard7 Avenue, Philadelphia, PA 19130, TAX ID # 8814446008 CONTAINING 1.71-acres, more or less.9 (c) Subject to certain matters.--The conveyance authorized10 under this section shall be made under and subject to all lawful11 and enforceable easements, servitudes, and rights of others,12 including, but not confined to, streets, roadways and rights of13 any telephone, telegraph, water, electric, gas or pipeline14 companies, as well as under and subject to any lawful and15 enforceable estates or tenancies vested in third persons16 appearing of record, for any portion of the land or improvements17 erected thereon.18 (d) Prohibited use.--The conveyance authorized under this19 section shall be made under and subject to the condition, which20 shall be contained in the deed of conveyance, that no portion of21 the property conveyed shall be used as a licensed facility, as22 defined in 4 Pa.C.S. § 1103 (relating to definitions), or any <--23 other similar type of facility authorized under State law. OR AS <--24 A CLINIC OR ESTABLISHMENT THAT KNOWINGLY PROVIDES SPACE FOR ANY25 INDIVIDUAL TO INJECT, INGEST, INHALE OR OTHERWISE INTRODUCE INTO26 THE INDIVIDUAL'S BODY A CONTROLLED SUBSTANCE IN VIOLATION OF THE27 ACT OF APRIL 14, 1972 (P.L.233, NO.64), KNOWN AS THE CONTROLLED28 SUBSTANCE, DRUG, DEVICE AND COSMETIC ACT. The condition shall be29 a covenant running with the land and shall be binding upon the30 grantee, its successors and assigns. Should the grantee, its20260HB2559PN3769 - 7 -1 successors or assigns, permit any portion of the property2 authorized to be conveyed under this section to be used in3 violation of this subsection, the title shall immediately revert4 to and revest in the grantor. OR AS A CLINIC OR ESTABLISHMENT <--5 THAT KNOWINGLY PROVIDES SPACE FOR ANY INDIVIDUAL TO INJECT,6 INGEST, INHALE OR OTHERWISE INTRODUCE INTO THE INDIVIDUAL'S BODY7 A CONTROLLED SUBSTANCE IN VIOLATION OF THE ACT ACT OF APRIL 14,8 1972 (P.L.233, NO.64), KNOWN AS THE CONTROLLED SUBSTANCE, DRUG,9 DEVICE AND COSMETIC ACT.. <--10 (e) Use restriction.--The conveyance authorized under this11 section shall be made under and subject to the condition that12 the Philadelphia Housing Authority, its successors and assigns,13 shall develop the property solely as a senior living facility14 and a mixed-income affordable housing project, which may include15 a mixed-use component to support the underlying affordable16 housing development, such development to be completed, as17 evidenced by issuance of a certificate of occupancy for each18 component of the development, within five years after the date19 of conveyance. If the development cannot be completed within20 such period with the exercise of due diligence, the Department21 of General Services may authorize a longer period for22 completion, not to exceed 10 years. Should the Philadelphia23 Housing Authority, or its successors or assigns, develop the24 property for any other purpose, or not complete the development25 within the time provided, the property shall, at the Department26 of General Service's election, revert and revest in the27 Commonwealth of Pennsylvania. This provision is intended to28 create a fee simple subject to a condition subsequent. This29 condition shall terminate upon the first to occur of the30 following:20260HB2559PN3769 - 8 -1(1) on the date of completion of the development as2 evidenced by issuance of certificates of occupancy for each3 component of the project;4(2) the reversion of the property to the Commonwealth of5 Pennsylvania; or6(3) the waiver by the Department of General Services of7 the reversion.8 (f) Conditions and restrictions.--The Secretary of General9 Services may include in the deed of conveyance any covenants,10 conditions or restrictions on the property as determined to be11 in the best interests of the Commonwealth.12 (g) Sublease termination.--The conveyance authorized under13 this section shall be conditioned upon the termination of the14 existing sublease (LML 1976-1) between the Commonwealth of15 Pennsylvania and the City of Philadelphia effective as of the16 date of the conveyance.17 (h) Easements.--The Department of General Services is hereby18 authorized, on behalf of the Commonwealth of Pennsylvania, to19 grant any easements benefiting the property to be conveyed, or20 to retain any easements from the property to be conveyed, as the21 Secretary of General Services shall determine to be necessary or22 appropriate.23 (i) Deed.--The conveyance authorized under this section24 shall be made by a special warranty deed to be executed by the25 Secretary of General Services in the name of the Commonwealth of26 Pennsylvania.27 (j) Costs and fees.--Costs and fees incidental to this28 conveyance shall be borne by the grantee.29 (k) Alternative disposition.--If the conveyance authorized30 under this section is not executed within 24 months after the20260HB2559PN3769 - 9 -1 effective date of this subsection, the property may be disposed2 of by a competitive bidding process in accordance with section3 2405-A of the act of April 9, 1929 (P.L.177, No.175), known as4 The Administrative Code of 1929, except that no property5 disposition plan shall be required.6 (l) Proceeds.--The proceeds from the conveyance authorized7 under this section shall be deposited into the General Fund.8 Section 3. Conveyance to Ferris Land Development. <--9 (a) Authorization.--The Department of General Services, with10 the approval of the Department of Corrections and the Governor,11 may, on behalf of the Commonwealth of Pennsylvania, grant and12 convey to Ferris Land Development a tract of land situate in13 Benner Township, Centre County, for $90,000, on terms and14 conditions to be established in an agreement of sale.15 (b) Property description.--The property to be conveyed under16 subsection (a) consists of approximately 9.029 acres and is17 described as follows:18 All that certain tract of land situated in Benner Township,19 Centre County, Pennsylvania, being a portion of Tax Parcel20 Number 12-005-500, as shown on a drawing entitled, "Ferris-21 Rockview Tract Purchase, Perimeter Survey Exhibit, A Portion of22 Tax Parcel 12-005-500" dated June 2, 2025, by PennTerra23 Engineering, Inc., being bounded and described as follows:24 Beginning at a rebar found, lying in a southerly R/W line of25 Interstate 99 Northbound Exit Ramp (S.R. 0099, Variable Width26 R/W) and lying in a westerly R/W line of Shiloh Road (S.R. 3041,27 Variable Width R/W); thence along said Shiloh Road S42°08'02"E,28 58.59 feet to a rebar found, lying in a westerly R/W line of29 said Shiloh Road and being a northerly corner of lands owned now30 or formerly by Ferris Land Development, LP (Tax Parcel 37-005-20260HB2559PN3769 - 10 -1 025, R.B. 2330, Pg. 530); thence along said Ferris lands2 S51°25'40"W, 1696.88 feet to a rebar found, being a westerly3 corner of said Ferris lands and lying in an easterly line of4 lands owned now or formerly by University Area Joint Authority5 (Tax Parcel 37-005-024G, D.B. 431, Pg. 829); thence along said6 Authority lands N39°27'36"W, 365.46 feet to a rebar found, being7 a northerly corner of said Authority lands and lying in a8 southerly R/W line of said Interstate 99 Northbound Exit Ramp;9 thence along said Interstate 99 Northbound Exit Ramp the10 following seven bearings and distances: N62°47'15"E, 111.17 feet11 to a rebar found; thence N76°28'11"E, 202.24 feet to a rebar12 found; thence N09°56'40"E, 188.68 feet to a rebar found; thence13 N67°56'20"E, 100.00 feet to a rebar found; thence N69°08'20"E,14 477.54 feet to a rebar found; thence along a curve to the left,15 having a chord bearing of N65°03'11"E, a chord distance of16 296.52 feet, a radius of 2944.79 feet and an arc length of17 296.65 feet to a rebar found; thence N62°10'02"E, 433.97 feet to18 a rebar found, being the place of beginning, containing 9.02919 acres.20 BEING a portion of the same tract of land which W. Fred21 Reynolds and Louise H Reynolds conveyed to the Commonwealth of22 Pennsylvania, by, by deed dated May 7, 1912, and recorded June23 21, 1912, in the Recorder's Office of Centre County,24 Pennsylvania in Record Book Vol. 113, page 19.25 This 9.029 acre tract is a portion of Tax Parcel No. 12-26 005-.500-,0000-, but does not adjoin the remainder of Tax Parcel27 Number 12-005-,500-,0000-. Upon transfer this tract will be28 known as Tax Parcel Number 37-5-25.29 (c) Easements, servitudes and rights of others.--The30 conveyance under subsection (a) shall be made under and subject20260HB2559PN3769 - 11 -1 to lawful and enforceable easements, servitudes and rights of2 others, including, but not limited to, streets, roadways and3 rights of any telephone, telegraph, water, electric, gas or4 pipeline companies, and under and subject to any lawful and5 enforceable estates or tenancies vested in third persons6 appearing of record, for any portion of the land or improvements7 erected thereon.8 (d) Prohibited use.--Any conveyance authorized under9 subsection (a) shall be made under and subject to the condition,10 which shall be contained in the deed of conveyance, that no11 portion of the property conveyed shall be used as a licensed12 facility, as defined in 4 Pa.C.S. § 1103 (relating to13 definitions), or any other similar type of facility authorized14 under State law. The condition shall be a covenant running with15 the land and shall be binding upon the grantee, its successors16 and assigns. If the grantee, its successors or assigns, permit17 any portion of the property authorized to be conveyed under18 subsection (a) to be used in violation of this subsection, the19 title shall immediately revert to and revest in the grantor.20 (e) Covenants, conditions and restrictions.--The Secretary21 of General Services may include in the deed of conveyance any22 covenants, conditions or restrictions on the property as23 determined to be in the best interests of the Commonwealth.24 (f) Easements.--The Department of General Services may, on25 behalf of the Commonwealth of Pennsylvania, grant any easements26 benefiting the property to be conveyed, or retain any easements27 from the property to be conveyed, as the Secretary of General28 Services shall determine to be necessary or appropriate.29 (g) Deed.--The conveyance under subsection (a) shall be made30 by special warranty deed to be executed by the Secretary of20260HB2559PN3769 - 12 -1 General Services in the name of the Commonwealth of2 Pennsylvania.3 (h) Costs and fees.--Costs and fees incidental to the4 conveyance under subsection (a) shall be borne by the grantee.5 (i) Expiration.--If the conveyance under subsection (a) is6 not completed within two years after the effective date of this7 subsection, the authority contained under this section shall8 expire.9 (j) Proceeds.--The proceeds from the conveyance authorized10 under subsection (a) shall be deposited into the General Fund.11 SECTION 2.1. Conveyance in Hampden Township, Cumberland County. <--15 (a) Authorization for conveyance.--The Pennsylvania16 Historical and Museum Commission, with the approval of the17 Governor, is hereby authorized on behalf of the Commonwealth of18 Pennsylvania to grant and convey to Friends of Peace Church, a19 Pennsylvania nonprofit corporation, the following tract of land,20 together with any improvements thereon, known as the Peace21 Church, situate in Hampden Township, Cumberland County, for $1,22 on terms and conditions to be established in an agreement of23 sale.24 (b) Property description.--The property to be conveyed under25 subsection (a) consists of the following:26 ALL THAT CERTAIN parcel of land situate in Hampden Township,27 County of Cumberland, Pennsylvania, bounded and described as28 follows, to wit:29 BEGINNING at a nail located at the intersection of the center30 lines of L.R. 21079, known as St. John's Road, and L.R. 507,20260HB2559PN3769 - 16 -1 known as Trindle Road; thence south 64 degrees 57 minutes 302 seconds west 88.04 feet to a point; by an arc to the right with3 a radius of 22,918.31 feet a distance of 84.37 feet along the4 center line of Trindle Road to a nail; thence north 27 degrees5 27 minutes 30 seconds west 116.71 feet to a nail; thence north6 26 degrees 39 minutes 00 seconds west 273.15 feet parallel to a7 stone wall to an iron pin; thence north 69 degrees 23 minutes 308 seconds east a distance of 78.90 feet to a nail in the center9 line of St. John's Road; thence by an arc along the center lien10 of St. John's Road with a radius of 1,910.08 feet a distance of11 144.44 feet to a nail; thence south 39 degrees 45 minutes 3012 seconds east 325.75 feet to the place of BEGINNING.13 CONTAINING 1.135-acres of land, more or less.14 Having erected thereon a two-story stone church building15 known as Peace Church, or sometimes designated as the German16 Reformed Church of Peace of Hampden Township, and other17 improvements.18 BEING the same property conveyed to the Commonwealth of19 Pennsylvania, acting through the Pennsylvania Historical and20 Museum Commission, by deed from The Penn Central Conference of21 the United Church of Christ, Inc., and St. John's Lutheran22 Church, Inc., dated August 18, 1969, and recorded in the Office23 of the Recorder of Deeds of the County of Cumberland at Deed24 Book K23, Pages 258-264.25 (c) Subject to certain matters.--The conveyance shall be26 made under and subject to all lawful and enforceable easements,27 servitudes and rights of others, including, but not confined to,28 streets, roadways and rights of any telephone, telegraph, water,29 electric, gas or pipeline companies, as well as under and30 subject to any lawful and enforceable estates or tenancies20260HB2559PN3769 - 17 -1 vested in third persons appearing of record, for any portion of2 the land or improvements erected thereon.3 (d) Covenants, conditions and restrictions.--The4 Pennsylvania Historical and Museum Commission may include in the5 deed of conveyance any covenants, conditions or restrictions on6 the property, including a right of reversion, as it deems to be7 in the best interests of the Commonwealth of Pennsylvania.8 (e) Easements.--The Pennsylvania Historical and Museum9 Commission is hereby authorized, on behalf of the Commonwealth10 of Pennsylvania, to grant any easements benefiting the property11 to be conveyed, or to retain any easements from the property to12 be conveyed, as the Pennsylvania Historical and Museum13 Commission shall determine to be necessary or appropriate.14 (f) Deed.--The conveyance shall be made by special warranty15 deed to be executed by the Executive Director of the16 Pennsylvania Historical and Museum Commission in the name of the17 Commonwealth of Pennsylvania.18 (g) Costs and fees.--Costs and fees incidental to this19 conveyance shall be borne by the grantee. The conveyance under20 this section shall be exempt from the realty transfer tax21 established under Article XI-C of the act of March 4, 197122 (P.L.6, No.2), known as the Tax Reform Code of 1971.23 (h) Expiration.--If the conveyance authorized herein is not24 completed within two years after the effective date of this25 subsection, the authority contained herein shall expire.26 (I) PROCEEDS.--THE PROCEEDS FROM THE CONVEYANCE AUTHORIZED <--27 UNDER THIS SECTION SHALL BE DEPOSITED INTO THE GENERAL FUND.28 Section 5 4. The16 condition shall be a covenant running with the land and shall be17 binding upon the grantee, its successors and assigns. Should the18 grantee, its successors or assigns, permit any portion of the19 property authorized to be conveyed in this section to be used in20 violation of this subsection, the title shall immediately revert21 to and revest in the grantor.22 (e) Covenants, conditions and restrictions.--The Secretary23 of General Services may include in the deed of conveyance any24 covenants, conditions or restrictions on the property as25 determined to be in the best interests of the Commonwealth.26 (f) Restrictive covenants.--The deed shall contain a clause27 that the lands conveyed shall be used for municipal purposes,28 including, without limitation, fire department training,29 municipal buildings and municipal playgrounds and parks, and if30 at any time the Borough of Danville or its successor in function20260HB2559PN3769 - 24 -1 conveys the property or permits the property to be used for any2 purpose other than municipal purposes, the title shall3 immediately revert to and revest in the Commonwealth of4 Pennsylvania.5 (g) Easements.--The Department of General Services is hereby6 authorized, on behalf of the Commonwealth of Pennsylvania, to7 grant any easements benefiting the property to be conveyed, or8 to retain any easements from the property to be conveyed, as the9 Secretary of General Services shall determine to be necessary or10 appropriate.11 (h) Deed.--The conveyance shall be made by a quit claim deed12 to be executed by the Secretary of General Services in the name13 of the Commonwealth of Pennsylvania.14 (i) Costs and fees.--Costs and fees incidental to this15 conveyance shall be borne by the grantee.16 (j) Alternative disposition.--In the event that this17 conveyance is not executed within 24 months after the effective18 date of this subsection, the property may be disposed of by a19 competitive bidding process in accordance with section 2405-A of20 the act of April 9, 1929 (P.L.177, No.175), known as The21 Administrative Code of 1929, as amended, except that no property22 disposition plan shall be required.23 (k) Proceeds.--The proceeds from the conveyance authorized24 under this section shall be deposited into the General Fund.25 Section 6 5. Conveyance in City of Philadelphia, Philadelphia <--26County.27 (a) Authorization.--The Department of General Services, with28 the approval of the Governor, is hereby authorized on behalf of29 the Commonwealth of Pennsylvania to grant and convey a certain30 tract of land together with any improvements thereon, being a20260HB2559PN3769 - 25 -1 portion of the lands of the former Eastern Pennsylvania2 Psychiatric Institute, situate in the City of Philadelphia,3 Philadelphia County, to Gaudenzia Foundation, Inc., for $1 and4 under terms and conditions to be established in an agreement of5 sale.6 (b) Property description.--The property to be conveyed under7 subsection (a) consists of the following:8 ALL THAT CERTAIN lot or piece of ground with the buildings9 and improvements thereon erected, situate in the City and County10 of Philadelphia, Pennsylvania as shown on a plan entitled11 "Relocation of Lot Lines Plan" prepared by Langan Engineering12 and Environmental Services, Inc., dated 08-14-06, and being more13 particularly bounded and described as follows, to wit:14 BEGINNING at a point on the southwesterly right-of-way line15 of Henry Avenue (variable width), said point being located South16 33° 10' 29" East, a distance of 567.15 feet from the17 intersection of the southwesterly right-of-way line of Henry18 Avenue and the southeasterly right-of-way line of the Roosevelt19 Boulevard Extension (a.k.a. The condition shall be a covenant running with7 the land and shall be binding upon the grantee, its successors8 and assigns. Should the grantee, its successors or assigns,9 permit any portion of the property authorized to be conveyed in10 this section to be used in violation of this subsection, the11 title shall immediately revert to and revest in the grantor.12 (e) Use restriction and reversion.--The deed of conveyance13 shall restrict the use of the property for behavioral health14 purposes only. If the grantee or successor in function uses the15 property for other purposes, leases the property for other16 purposes or attempts to sell the property within 20 years from17 the date the property is deeded to the grantee, the property18 shall immediately revert to and revest in the Commonwealth of19 Pennsylvania. This restriction shall cease 20 years after the20 date the property is deeded to the grantee.21 (f) Deed of conveyance.--The conveyance shall be made by22 special warranty deed to be executed by the Secretary of General23 Services in the name of the Commonwealth of Pennsylvania.24 (g) Alternate disposition.--In the event that the conveyance25 authorized under subsection (a) is not completed within two26 years after the effective date of this subsection, the authority27 to convey the property as specified in this section shall28 expire, and the property may be disposed of in accordance with29 section 2405-A of the act of April 9, 1929 (P.L.177, No.175),30 known as The Administrative Code of 1929.20260HB2559PN3769 - 28 -1 (h) Proceeds.--The proceeds from the sale under this section2 shall be deposited into the General Fund.3 SECTION 6.
